COLLECTION OF DOCUMENTS

After a client decides to purchase a property, Riziq property Legal Services kicks into action and collects all necessary documents related to the property, including the different types of Khatiyan, and other relevant documents, including the Mutation Khatiyan and Tax documents, that are required to validate the authenticity of the property. Once they collect all the documents, that is when the vetting process starts.

VETTING & VERIFICATION

Using the collected documents, our legal experts create a Chain of Title, through which it tracks the ownership history and information of the property and matches it with the documents that are available. Our lawyers then make a list of what is available and what documents are missing. If there are any documents that are missing, then our legal team will ask the owners of the property to source or provide the document.

SEARCHING FOR DOCUMENTS

If the owners of the property are unable to source the missing documents required to complete the verification, then our legal experts will track down the registry office in which the property was registered and go there to collect the relevant documents. All costs associated with the collection of these documents from the Registry offices are covered by Riziq property. After all the necessary documents are collected, then they will be matched with the information already available to the legal team. Only after this step can the property be truly be considered to be verified by Riziq property Legal Services.

LEGAL CONSULTANCY

After the property has been vetted and verified, Riziq property Legal Services will now advise the client on whether the property is okay for purchase or not. The client can also ask any questions regarding the property, and can even request for the legal representative to accompany them during the signing and buying process to ensure that everything is in order. However, such services may come with extra charges.

DRAFTING OF AGREEMENT FORMS AND DOCUMENTS

Riziq property Legal Services is also responsible for the drafting of the numerous forms and contracts that are signed by all parties during transactions done by Riziq property.
